Amazon and Seattle-based C&A Development have kicked off a noteworthy project in Seattle’s Capitol Hill neighborhood: The Pointe at Thomas Apartments. This development promises to address the urgent need for affordable housing in an area where the average home price exceeds $960,000. With the construction of 67 affordable homes, aimed at households earning between 40% and 80% of the Area Median Income, this initiative is not only timely but also critical for community stability.

Amazon’s housing fund has provided $6.7 million in low-cost capital, while Seattle Credit Union (SCU) is stepping in as the senior lender with a commitment of $11.4 million for construction capital. Support from the Washington State Department of Commerce has further bolstered the project’s financial viability. Earlier grants allowed for the reimbursement of eligible pre-development costs. As Senthil Sankaran, managing principal of Amazon’s housing fund, remarked, "When working families can afford to live near excellent transit, jobs, schools, and community resources, it transforms their daily lives."
The construction will also adhere to sustainability standards, meeting at least a Built-Green 4-Star rating. This commitment to green building practices includes features like a green roof and a heat pump water heater, making the development a model for future constructions.
